How many “Wanna-be” property investors were deceived by several top law firms, top RICS Valuers, and unbelievably, the Lenders themselves, where, by the Tort of Deceit with Causative Effect, they were deceived into buying investment properties, with more than 4 bedrooms, each with a Local Authority status of multiple tenancy, but without a mandatory HMO Certification. Before these properties were sold, the vendor selected a landlord, to install multiple tenants. However due to the 2004 Housing Act, without mandatory HMO, it was illegal for the landlord to sell those properties to another landlord, without that Mandatory HMO Certification.
